Spectacular! Beautiful! Stunning!

Jas's Lustica Mill House is a diamond in the rough! The house is extremely comfortable and warm, feels just like a second home. Set in a beautiful small village, I really enjoyed going on long winding walks through the olive groves and the gorgeous views of the sapphire blue seas and rocky rugged mountains!

We took our car on many daytrips, finding hidden gems down by the sea and the forests, dotted along the coast. Very inexspensive to eat, drink, and enjoy the pleasures of this beautiful place. Highly recommend it for couples, with or without the kids! House is a getaway for all kinds of retreats. Really easy to access from Dubrovnik airport, with the added value of visiting this beautiful city too! ( JADWIGA K)

We had a very enjoyable week in your house - Rosa and her daughter made us very welcome and were able to let us know what was going on. You certainly have a great spot on the peninsula. We spent a lot of the time at Rose (historic town on Lustica) away from the more crowded areas, and of course walked to the top of the ruins at Kotor. The house was excellent We had a great time and we're glad we chose your house on the peninsula rather than a couple of others on offer near Budva.

Our stay was just wonderful! The house is gorgeous and we found in Lustica a new piece of heaven we did not know it existed! The house is a tastefully renovated old mill, with its original mill wheel on the ground floor, lots of character! You can still feel the house’s history, wisely protected and graced with new elegance.

The house has a wonderful light at all times of the day and I particularly loved the sun’s golden reflexes of the parquet and the amazing sunsets from the terrace, what a bliss with ever changing lights, never seen such intense orange and pink at sunset! By the way, this is definitively not one of those holiday houses with barely a few forks and plates...we found anything possibly needed, not only for a holiday but for perfect home living.. we enjoyed baking cakes for breakfast and delightful barbecues after the day at the beach. There is plenty of space, we were eight including two children and one granny! We enjoyed the beaches in Lustica, especially Mirista and Rosa. Mirista was definitively our favorite, with a lovely walk to and from the house. We also went on daily trips: the little island facing Mirista (local boats will take you with a few euros per person any time), the old town of Kotor (there is a lovely farmers market every day and Saturday is big, by the way local produce is typical Mediterranean, sun-kissed, healthy and delicious!), unforgettable the poetry of the Renaissance church nested in the little island in the fiord, and Hercig Novi (lovely old town and monastery), Budva was fun to spice up the holiday with one or two action-packed nights. What else? Well..the peace, the beauty, nature, friendliness..we simply loved it and had an unforgettably good time, highly recommended

N... is an architect and was interested to see what you had done with the spaces The area was beautiful and we enjoyed Mirista beach particularly. Overall we had a lovely time and were touched by the friendliness of the villagers. We particularly liked Kotor, kayaking on the fiord from Muo, renting a small boat from Mirista to the Blue Cave, visiting Lovcen National Park and the safe swimming at Mirista for the children.

We enjoyed the house - the place is done up so well and being there feels like you are part of a community and not just a tourist. It was absolutely stunning. The neighbours were so welcoming and it was a great start to the day to be invited for the Turkish coffee and Pelinkovac and Rakia.

We had a wonderfully peaceful family holiday here in July 2010. The Lustica Mill House has been renovated to a very high standard and unlike some holiday villas that claim good quality and fail to meet expectations, we were very happy with the condition of the house. Everything worked including the hot water!

It takes about 2.5-3 hours to drive there from Dubrovnik airport. The location is incredibly peaceful and quiet with excellent views towards the sea and the mountains. The local beaches are very clean with the water being of high quality for swimming. Whilst the hire of a sun lounger is almost mandatory, the beach was quiet, backed by good quality restaurants and cafes, making a full day on the beach thoroughly enjoyable, even for someone like myself who normally likes more active pursuits.

The house and the beach are ideal for families with children of all ages or larger groups of adults. The local small supermarket near the beach provided all daily essentials including fresh organic vegetables. One must remember that Montenegro is very hilly/mountainous. Whilst most roads are of better quality than I expected, journey times can be longer than anticipated. Nevertheless we were able to make (long) day trips to Ostrog and Piva monasteries, and also to Lake Skadar which is stunningly beautiful. An evening and dinner in Kotor was also a highlight. Lustica Mill House is an ideal place for a quiet family holiday. We were well looked after by Jas' neighbour Rosa. The quality of the food and drink in Montenegro is high, almost without exception, and portions are generous. Make sure you have an evening walk around the local area visiting all the hidden chapels. Highly recommended.

I highly recommend Jas K. as a host and his lovely Lustica Mill House!

I have stayed in Lustica a couple of times now and each stay has been a dream. The House itself is stunning as it is spacious and warmly decorated. Each day my partner and I enjoyed a lovely walk or drive to nearby beaches (choice is abundant) and explored close by towns such as medieval Kotor (Unesco world heritage site) and Njegos mausoleum on Mount Lovcen (a must see for the drive alone!). Jas K. is a perfect host and is always extremely helpful in organising pick-ups, car hire deals and further insights into the region that cannot be found in a guide book. What I love most about Lustica is that you can immerse yourself into Montenegrin culture - it's a beautiful destination where you can get the best of both worlds - sea, sun and lovely cool mountains.

We really have enjoyed this villa and surrounding area. We have explored, swam at the beach, visited Ostrog Monastery (recommended) and the Beautiful church at Piva. We have also enjoyed the company of Rosa and Luca (neighbours). The terrace is lovely to sit and have an evening drink and the last night had dinner on.

We had a marvellous week in your lovely house. After nearly getting lost on our first day, we now know the Lustica peninsula like the back of our hand! And having survived on a diet of delicious local cheese, olives, crispy snacks, Niksisko beer, Plantaz wines, Sliva grappa, we feel like true Montenegrins! We dream of returning sometime to Lustica so much so that we have been investigating the Montenegrin property market, but are dismayed to find out that E50,000 doesn’t go very far!

Fabian Dittrich, is the proud owner of the Lustica Mill House on the Lustica peninsula. He acquired the house from the previous owner Jas who bought the house while working in tourism in Slovenia, Croatia, Montenegro, and Bosnia between 2000 and 2006.

For someone who was quite familiar with the Eastern Adriatic coast, he was pleasantly surprised to stumble upon (Lustica) an area that had not been taken over by large scale tourism, while, at the same time, was located near to two international airports (at Tivat & Dubrovnik); close to the many clean beaches and a beautiful largely untouched natural environment; as well as near to the historic attractions and amenities at Kotor, Dubrovnik Budva and Tivat.

The house was fully renovated - keeping the old mill in the same place it had once ground olives for centuries - with the help of Tivat based architects, Axum Architects, and combining sensitive restoration with modern facilities. The house was tastefully decorated using genuine furnishings and bright materials from Nepal in Asia.
