Booking deposit & payment notes

A 35% non-refundable deposit payment is required upon confirmation of your booking. The balance is due six weeks before arrival. Payments – Net of bank charges - can be made by bank transfer or Paypal.

Security deposit and cleaning charge

A E200 (cash) deposit is payable on arrival and will be returned on departure following an inspection of the house. A mandatory cleaning charge of 100 euros will be deducted from the security deposit on departure.

Changeover day

Arrival after 3 pm and departure by 11 am. Depending on flight schedule, your arrival/luggage can be scheduled earlier/later depending on the other guest’s arrival/departure the same day…. Saturday changeover day preferred in high season


Kitchen: Is fully furnished with the solid oak wood finishes, granite counter tops and a four-ring cooker, oven, microwave, dishwasher and fridge/freezer. The kitchen is well equipped for simple or elaborate catering and ideally located to serve meals inside or outside on either of the terraces. A BBQ is available in the garden.

Dining: The house is equipped with ample kitchen wear including utensils, pots and pans, serving dishes, and plates, knives, forks etc for up to 9 persons. Large jugs are provided for water. There are two dining areas inside - in the kitchen area (8 persons), and on the first floor (8 persons). A BBQ is located outside.

Seating: There are ample comfortable sofas and chairs inside (10 persons) and a spacious seating area outside.

Utility Room: Washing machine, ironing board and iron, clothes line and cleaning equipment, electric heaters and fans are available if required. The two upper bedrooms have a/c facilities.

Internet: A wireless Internet connection can be provided for a number of computers, i-pads, smartphones etc., the connection is 3G and therefore useful for email, Internet, skype and other applications. It is a mobile plug-in device using an usb wireless connection. Internet credit for the card is bought locally and costs range from e1 a day to e4 a week to e7 for 2 weeks and can be topped up at local shops.

Lighting:Both inside and out are fitted with bright and low lighting for relaxing evenings outside as well ample lighting inside. There is a light outside the main entrance beside the intercom/ house bell and car park.

Parking: There is secure car parking behind gates that are kept closed most of the day and always in the evening.


There is a large double bedroom on the ground floor- adjacent to a bathroom, the main kitchen and comfortable dining area, and large ground terrace area, which is ideal for persons with restricted mobility.


A list below contains the main options for purchasing basic and extensive food and other items. A variety of interesting locally produced goods (cheese, milk, goats milk, honey, pomegranate cordial, smoked and cured meats, wine, Rakia (grappa) and much more are also available in the village or nearby towns. You should look out for locally prepared cheeses (soft and hard), Prsut and other traditionally prepared meats. Olive oil. Fresh fish can be purchased from local fishermen and Oysters and mussels are available at small fish farms near Radovici.

For slow food lovers, there are daily fresh food markets at Kotor, Tivat and Herzeg Novi. A supermarket van calls to the village in the Mornings with staples like yogurts drinks, fruit and veg, bread, cigarettes, local newspapers etc. At the local beach (5 mins) - there is a small supermarket, stocking most things and a good selection of fresh vegetables. At Radovici (20 mins) - there are a few supermarkets. At the Main cross roads (30 Mins) – Three large supermarkets Voli, Maxi and HDR 365. At Kotor and Tivat (35 mins) Supermarkets, shops, cafes and restaurants, banks etc and fresh fruit and vegetable and fish markets. At Herzeg Novi- 10 mins by boat from Rose or Mirista and Zanicje beaches. Main administrative centre of half of Lustica. Fresh Herbs and Fruits Around the house are village wild herbs and fruit can be found including figs, oranges, pomegranate, bay leaf, oregano, thyme and rosemary.

Driving, public and private transport

Lustica is not all that well served by public transport and a car is almost a necessity. It is advisable to drive slowly on the Lustica peninsula. While on the main roads it is also advisable to drive slowly and observe speed limits, pedestrian crossings and such things. The police are often around checking speeds, and ensuring proper road rules are observed. Breaking the local driving laws can often mean an on the spot fine, or a tiresome trip to the police station.

Boat Trips

There are also some interesting transport possibilities that do not involve using your car. There is a bus that passes the village a couple of times a day going to Rosa, which a thrice daily small boat crosses to Herzeg Novi for about 3 euro per person. Herzeg Novi is the main administrative centre for the western part of Lustica. Going by boat can be more convenient, interesting and relaxing than driving. It is a lot quicker too. Herzeg Novi is a very interesting town with castles, houses and other features from Turkish, Spanish, French, Italian and Austro Hungarian occupations. There is also a fresh food market there. If you miss the boat, a private one can be hired for about 15E to make the short crossing. Boats can also be taken from Mirista and Zanicje beaches to Herzeg Novi, Igalo, Tivat and Budva- day trips using boat transport can be mush more enjoyable then driving. Just make sure to ask what time the boat is returning !! Small boat trips to the island can also be arranged locally. Worth seeing are the impressive Austro Hungarian sea fort of Mamula, (where there are nice beaches as well) or closer by Island Church of our Lady; the famous blue cave, (Spilje Plava) as well as to some restaurants and secluded beaches that can only be accessed by boat.

Warm welcome from the Owner

Fabian Dittrich, is the proud owner of the Lustica Mill House on the Lustica peninsula. He acquired the house from the previous owner Jas who bought the house while working in tourism in Slovenia, Croatia, Montenegro, and Bosnia between 2000 and 2006.

For someone who was quite familiar with the Eastern Adriatic coast, he was pleasantly surprised to stumble upon (Lustica) an area that had not been taken over by large scale tourism, while, at the same time, was located near to two international airports (at Tivat & Dubrovnik); close to the many clean beaches and a beautiful largely untouched natural environment; as well as near to the historic attractions and amenities at Kotor, Dubrovnik Budva and Tivat.

The house was fully renovated - keeping the old mill in the same place it had once ground olives for centuries - with the help of Tivat based architects, Axum Architects, and combining sensitive restoration with modern facilities. The house was tastefully decorated using genuine furnishings and bright materials from Nepal in Asia.
